Frozen Pipes

There are 3 causes of frozen pipes: poor insulation, a quick drop in temperature and the thermostat is set too low. Be aware that any time temperatures dip to 32 degrees, unprotected pipes are vulnerable to freezing, especially when you factor in the wind chill.
Here are 5 tips that can prevent your pipes from freezing:

Tip 1: Have your pipes in attics, crawl spaces and outside walls Insulated.

Tip 2: When the weather is freezing, leave kitchen or bathroom cabinets doors open to allow the warm air to protect the pipes, if the pipes are located on an outside wall.

Tip 3: Allow a stream of water to flow from the faucet through pipes that are vulnerable to freezing.

Tip 4: When the temperature is below freezing, keep thermostats at the same temperature at night as during the day.

Tip 5: Every responsible person in the household should know where the main cut-off valve is located in your home. Tag it.

If you turn on your faucet and the water doesn’t flow, the water in your pipes may already be frozen. You may be able to thaw out your pipe with a hair dryer, however for safety purposes, call Maeser.

Another suggestion is to be careful when turning your outside spigots on in the Spring. It is possible your pipes may have been damaged and there were no outward signs during the bitter cold. If water doesn’t flow out of your spigots, this may reveal pipe damage. Again, know the location of your main water cut-off valve.

What to do when you have a water leak

There are a few tips that you can follow to help prevent costly damage to your home until Maeser arrives to permanently fix the leaking pipe.

First, locate your main water valve and turn off the flow of water. The main water valve is often located near the meter where your water line enters the home, and can be inside or outside the house, in the basement or crawl space.

Next, inspect the leaking pipe and note the material of the pipe. Is it copper or PVC?  Note the diameter of the pipe and whether the pipe and/or fitting is leaking. Your Maeser service specialist can use this information to help quickly repair your leak.

Remember, never try to perform major repairs or replacements yourself if you aren’t experienced in plumbing line repair, as even small mistakes can lead to costly damage to your home.
